Continued Framing + Water Line Upgrade

Today we installed the triple LVL beam that supports the 2nd floor floor joists.  Then, the joists themselves were cut and installed, and finally a few sections of the tongue and groove plywood subfloor were glued and nailed into place.

Also, the County showed up today to begin the water line work.  They broke up the pavement, dug out a spot for the new water meter crock, and installed it.  Tomorrow or perhaps Friday they will return to actually run the upgraded copper pipe from the main (in the center of the street) over into the meter crock.

Miscellaneous framing day

Today there was work in the basement with some structural issues that needed to be attended to.  We needed to have a double LVL beam installed in a critical location spanning the stairs.  This beam transfers much of the weight from the 2nd floor.  As part of this process they also went ahead and built out the new wall that will be separating the old basement space from the new apartment and the basement stairwell.

Also work was begun upstairs in the dining room area with building a temporary support structure so that we can but another double LVL beam in.  This beam has to be in place before 2nd floor framing can begin.

First floor framing

The framing is starting!  It has taken a while to get to this point, but it is exciting now that it has begun.  Also, the inside has been cleaned out.

We had delivered  today a bunch of structural lumber and some of the tongue and groove subflooring.

Also, the interior stairs are starting to take shape.  We have to modify the bottom a bit so as to include a 90 degree turn.

The plan is to get the first floor framed up, then build the 2nd floor above the new construction, and then remove the attic area and build out the rest of the 2nd floor.

Cleaned up interior:

The steel beams and center column.  As there are no interior load bearing walls in the new basement, this column supports much of the load from the 2 floors above.

Building materials being unloaded.  Most of the I-joists and  the dark brown rim joists are about 30 feet long.

New LVL spanning the larger living room/dining room opening

New interior stairs.  Again, these will be modified eventually so that the last two steps are at a right angle.  The third from the last will be an intermediate landing.  Note that this photo was taken yesterday, before the beam and joists were in plac
