Shingles

Shingles were installed today. Looks great!

Built out the closet in the 2nd floor front bedroom.  Very tricky with the wide opening and the sloped ceiling!

Also finished the wiring for the 2nd floor dryer outlet.  On the left side is the water supply and drain box for the washer that will be recessed into the wall.

2nd roof overhangs

Today the plywood sheathing and blocking was finished, inspected, and passed.  Then, they started work on the 8:12 overhang on one side.  Assume they will finish on the other side tomorrow and also start with the drainwrap tomorrow.  Expect me to geek out with that as it is a really cool product.

Ready for roof underlayment

All of the plywood roof sheathing is in place and ready for the roof underlayment.  Typically, they would just use tar paper for the underlayment, but because most of our roof surfaces are less than 4:12 pitch a special underlayment has to be used on the entire surface of the roof.  It is also called ice and water shield.

This has the added benefit that it can be installed right now while we wait for other steps to complete before the actual shingles are installed and yet the underlayment by itself protects against rain.

So, tomorrow the roof underlayment will be installed and we will finally have a leakproof roof!

More framing work

No work done yesterday due to the high winds.

Today, the 2nd water line inspection passed, so backfill can proceed now.  Expect that to happen in the next few days.

Today's framing work was continuing to build the roof overhangs and installing the roof decking over the front dormer.  There are a few spots remaining but overall most of the roof decking is now complete.  Also, most of the remaining ceiling joists have now been installed.

Expect demo on the porch dormer portion to begin tomorrow or Thursday.

There is actually quite a bit of space in these little "nooks" at the front of the home.  Good for storage space!

The roof overhang brackets arrived today.  They will be installed after all of the exterior wall sheathing is in place.

Continued work today on the roof framing, in particular the overhangs.  Also they've started putting down the roof decking (5/8" OSB).

Depending on weather tomorrow we should hopefully get a bunch more of the work done.  But, it may end up being a day for just taking care of random issues inside.

Roof framing nearly complete

Most of the roof framing has been completed.  They have started working on framing out the roof overhangs which go all the way around the roof.  They also need to do some more 8:12 pitched areas as well as finish building out some of the walls whose ceilings will be angled in spots.

Also, concrete company came today to begin work on the chimney.  They should be finishing tomorrow, which is good because we need their scaffolding out of the way so that the roof overhang on that side of the home can be built.

There are another 3-4 courses of CMU and clay flue that will be added on tomorrow.  The chimney must be at least 2 feet taller than any roof surface within 10 feet horizontally.

Taking shape

Today was the first day that I felt like I could actually start to see the overall shape taking form. We continued with the roofing and that should hopefully be finished by the end of next week.

All of the materials for the chimney work were delivered and setup.  They will get going on that on Monday.

2nd floor roof continues

Lots of random things were accomplished today but not a ton of visual progress.

About 2/3 of the rear 3:12 pitch roof joists have been put into place.  Blocking still needs to be installed in between each joist.  Tomorrow that section should be completed and we will either install the 3:12 section on the front, or begin the 8:12 pitch areas.

It's a pretty tricky roof for sure.  Glad we have an experienced contractor on the job.

2nd floor demo day #2

Nearly all of the 2nd floor demolition has been completed.  It looks like we will be keeping the roof above the porch but definitely replacing some sections of the decking as needed.  Most of the fascia and edge boards will need to be replaced as well.

On Monday, we'll need to demolish the top of the chimney, then remove the remaining ceiling joists and then we will begin installing the new joists.

2nd floor demo begins

The subfloor of the new construction 2nd floor was finished first thing this morning.  Then, they began demoing the 2nd floor/attic areas.  They will hopefully have that completed by the end of the day tomorrow.

The remaining 2nd floor floor joists should be arriving on Monday so hopefully they will be able to start building then.

They also finished framing up the 1st floor new construction window and door openings.
